Trying to fix everything at once is expensive and overwhelming. Ignoring everything until it breaks is even costlier. This simple framework helps our clients prioritise repairs, manage cash flow, and keep their properties in prime condition without the panic.

Red: Urgent & Critical (Do It Now)

Definition: Issues that pose an immediate safety risk, a security threat, or are actively causing damage to the fabric of the building.

If a “Red” issue is identified, it cannot wait. Delaying these repairs will almost certainly result in exponentially higher costs within weeks or months.

  • Examples:
    • Water Ingress: A missing roof tile or a leaking pipe. Water is the enemy of buildings. A small leak can rot structural timbers, blow plaster, and cause black mould.
    • Electrical Faults: Tripping fuses, buzzing sockets, or exposed wiring. These are fire hazards.
    • Security Risks: A broken window lock or a rotting back door that won’t close properly.
    • Gas Safety: A boiler displaying a fault code or a smell of gas (requires immediate Gas Safe attendance).

Our Advice: We maintain emergency slots for Red issues. These are not about “shopping around” for quotes; they are about damage limitation and safety.

Amber: Essential & Planned (Do It Soon)

Definition: Issues that are not currently causing damage but will inevitably become “Red” issues if left for another 6–12 months. These are defects that affect the longevity of the building materials.

The “Amber” category is where smart money is spent. By fixing these items now, you prevent the emergency call-out charges later. This is the sweet spot for planned maintenance budgeting.

  • Examples:
    • External Decoration: Paint that is flaking or chalky but hasn’t yet exposed the bare wood. Repainting now is just a prep-and-paint job. Waiting until the wood rots means expensive carpentry repairs.
    • Guttering: Gutters that are full of moss or dripping slightly at the joints. They are working at 50% capacity, but a heavy storm will cause them to overflow.
    • Pointing: Mortar joints that are starting to recede or crumble.
    • Boiler Servicing: The boiler is working fine, but it is due its annual check to ensure efficiency and validity of warranties.

Our Advice: Schedule Amber works for the spring or summer months. Gather quotes, plan the budget, and get them booked in. This transforms maintenance from a stress into a managed process.

Green: Desirable & Cosmetic (Do It When Budget Allows)

Definition: Improvements that add value, aesthetic appeal, or comfort, but are not essential for the structural health of the property.

These are the projects you want to do, rather than have to do. They can be saved for when you have surplus budget or when you are preparing the property for sale or rent.

  • Examples:
    • Kitchen/Bathroom Upgrades: Replacing a dated but functional suite.
    • Landscaping: Laying a new patio or installing garden lighting.
    • Energy Upgrades: Installing smart heating controls or upgrading to triple glazing (unless the old windows are rotten, in which case they are Amber/Red).
    • Redecoration: Changing the colour of the living room because trends have changed.

Our Advice: Use “Green” projects as a reward for keeping on top of the Red and Amber lists. When you invest in Green projects, you are directly increasing the asset value.

Instead of handing you a terrifying quote for £20,000 of works, we might present it as:

  • £2,000 of Red Works: Required this month to make the building watertight.
  • £5,000 of Amber Works: Recommended within the next 6 months to prevent deterioration.
  • £13,000 of Green Works: Optional upgrades to improve the look and feel.

This empowers you to make informed decisions. It puts you back in control of your property.
